White Bluff Resort, located less than an hour south of the DFW metroplex, offers two championship courses, both designed by Bruce Leitzke and both completely improved and updated in 2019. Festivities celebrating the opening of the totally renovated New Course begin August 23. Property Owners and their guests are welcome to participate in events at the New Course and at Mulligan’s food/beverage restaurant on that course.
Golf begins Saturday, August 24 for property owners and continues for them through Labor Day Weekend. A drawing for the First Tee Time will be held at Mulligan’s Friday, August 23. Parties, events and games are planned for the week-long celebration. If you are a property owner, come on out.

White Bluff is making great progress moving toward its ultimate restoration goal. Property owners met July 20 for an update from their Board. And the report was most encouraging. By the way, the long term goal of the POA is to make White Bluff Resort a Premier Resort Destination in North Texas.
Goal of Resort Revitalization
At one time, White Bluff was a destination property for golfing, Lake Whitney fun and resort living. The goal of restoring the amenities is to restore White Bluff Resort as a Premier Resort Destination in North Texas.
That means all of our amenities will again generate income for the POA. Golf courses will bring in more golfers, cart rental fees, tournaments — and the accompanying generation of rental fees from condos, log cabins and RV parks here, as well as more dining/beverage customers for Mulligan’s on the New Course. The amenities are to be self-supporting — all revenue goes directly into the POA coffers to help defer overall costs to property owners.

New Course.
The total restoration of the greens, fairways and bunkers is reaching completion. The last two months of closure has afforded the needed time for completion. The New Course will reopen for play between August 15 and Labor Day. Stay tuned for an exact date. It is anticipated that tee times could be made online. Arcis (the company that manages our amenities) typically views unused (unbooked) tee times as “inventory,” that can be purchased by outside golfers — all to the benefit of our POA income. Old Course.
Restoration of the Old Course will be complete in late September or early October — and it will reopen for play at that time. The planting of sprigs on the greens was delayed due to lake level, pump and pipes. All is moving along well at this time. The Old Course Pro Shop will need a bit of renovation and the Board is looking at that now.
Golf Rounds
Great news on property owner golf rounds! 36 rounds per year per lot (up to two lots) for 2019 and 2020 will continue as before — maximum of 72 rounds per year per.
Practice Ranges
The Practice Ranges on both courses continue to be open. However, until each course opens, there will be no range balls sold. Those using the Practice Ranges must use and collect their own balls.
Marina Update
Storm damage has been repaired and the marina is open. However, the Army Corps of Engineers has yet to issue the lease to White Bluff. When this rather slow process is complete, the POA will then spend the necessary dollars to do other improvements. The Board is ready to go on these improvements once the lease is finalized.

While play on the New Course has been ongoing during some of the renovation period, the New Course and the Old Course are now closed for the final steps in the process.
Per reports from the White Bluff POA and our Golf Courses Superintendent, Gregg Fjelland, we are getting closer to our golf courses reopening later this summer. We are completing the sprigging process of our greens. “From that point it’s usually 60-90 days before we would open them for play. With that being said, we are looking for a mid to late August opening as a best-case scenario. We will open them when they are strong and healthy enough to handle the traffic.”
*Our new irrigation central computer has been installed with an updated antenna system that has helped immensely. *Sprinklers are being raised and leveled and new nozzles being installed to help the sprinklers to be as efficient as possible. *Drainage projects are underway such as 17 on the New Course and are already working well. *Stump grinding was completed for the first go around as we eliminated 161 old stumps from both properties and POA areas. *40 greens have been reconstructed. *90 Billy Bunkers have been constructed. *161 dead and diseased trees have been removed. Oak wilt continues to be a problem. *2 pump stations have been renovated and new control systems have been installed. *14 forward tees have been constructed to date. *$1 million in new golf maintenance equipment has been leased for 6 years *The courses should open with the new greens in late August. *Projects including the sodding of debilitated turf areas will be completed while the courses are closed.
A very busy time for us begins now through the summer months as we work to get the best product for our homeowners as possible. We look forward to our courses again being some of the best in North Texas.

This is another step forward for White Bluff Resort. The POA Board has engaged Arcis Golf to manage the White Bluff golf courses, pro shops, restaurants/bars, lodging, marina and other amenities.
Arcis Golf is an industry leader in managing resort amenities and has incredible experience in establishing quality resort offerings, profitability of amenities and market expansion. Because of the unique nature of White Bluff, our POA Board believes an equally unique approach was needed to provide effective and proven management services.

In another positive move, the POA Board hired Associa, a leading provider of the financial aspects of operating a resort like White Bluff. This company is also an industry leader, with 40 years’ experience in managing community associations and property management. It can provide the growing technology solutions the resort needs.
With the recent transition of ownership of White Bluff to the property owners (from the developer), these two companies will provide the needed management services to continue the growth of the resort. Both will also help the resort generate profitability so that its amenities will generate a positive cash flow.
